The Twin Cities real estate market has changed dramatically since 2019 — and two nearby communities, Inver Grove Heights and West St. Paul, tell a clear story of rising prices, longer days on market, and fewer overall home sales.
Let’s take a closer look at how each area has shifted over the past few years and what it means for buyers and sellers heading into 2026.


📈 Inver Grove Heights: Prices Up 32% Since 2019

In 2019, the average home price in Inver Grove Heights was about $315,000.
Today, in 2025, that number has climbed to $416,000 — a 32% increase over just six years.

Back then, it took an average of 46 days to sell a home in Inver Grove Heights.
Now, homes are spending about 50 days on market, a small but noticeable change that reflects a slightly slower pace.

The bigger shift is in sales volume. In 2019, there were 488 closed sales in Inver Grove Heights.
Over the past 12 months, that number has dropped to 385 — a decline of more than 20%.

This slowdown mirrors a trend seen across much of Minnesota: higher mortgage rates have locked many homeowners into their existing loans while making affordability tougher for new buyers.
Fewer people are moving, which means fewer homes available and fewer transactions overall.


🏘️ West St. Paul: Prices Surge 41%, But Fewer Homes Are Selling

Just north of Inver Grove Heights, West St. Paul has seen an even more dramatic price climb.
The average home price jumped from $235,000 in 2019 to $332,000 in 2025 — that’s a 41% increase.

Homes in West St. Paul used to sell fast — about 29 days on average back in 2019.
Now, it’s taking closer to 38 days to get a home sold, signaling that buyers are taking a bit more time to make decisions in today’s higher-rate environment.

Meanwhile, total home sales have fallen from 319 in 2019 to just 225 over the last year.
Again, higher rates are playing a major role — fewer homeowners want to give up their lower-rate mortgages, and fewer buyers qualify for the homes they want.


🧭 What This Means for Buyers and Sellers

Both cities — and much of the Twin Cities metro — are experiencing the same balancing act:
Prices are holding strong thanks to limited inventory, but sales activity is down as higher rates continue to reshape demand.

If you’re a buyer, this means you may face less competition during the winter months when fewer homes are listed, giving you an edge if you find the right property.

If you’re a seller, the key is to price strategically and prepare your home for the market. Even with fewer buyers, well-presented and well-priced homes are still moving — especially in desirable areas like Inver Grove Heights and West St. Paul.

Across Minnesota, the real estate market has stabilized compared to the wild swings of 2021–2022.
While affordability remains a challenge, demand continues to build underneath the surface — and when rates eventually ease, expect to see pent-up buyer activity return quickly.
