These homes sold at an average of $271 per square foot, reflecting the market for standard single-family homes in the area.
Homes with Pools: How Do They Compare?
Out of those sales, only 104 homes in Dakota County had pools. These properties fetched a higher average price of $614,000, but they differed in key ways:

- 4 bathrooms
- Built in 2002
- 2,325 square feet
At first glance, pool homes seem more valuable, but they sold for $264 per square foot—slightly less than the overall average. Why? Larger homes often sell for less per square foot due to economies of scale, which can skew initial comparisons.
Standardizing the Data: A Closer Look
To make a fair comparison, I narrowed it down to eight pool homes that closely match the average Dakota County home (similar size, age, and features). These sold for $442,000, or $246 per square foot—about $30 less per square foot than comparable homes without pools. This suggests that, for the average home in an average neighborhood, adding a pool may actually decrease its market value.
Why might this be? For many median-income families, the costs of pool maintenance—chemicals, heating, and repairs—outweigh the appeal of owning one, especially in Minnesota’s short swimming season.

The data tells a different tale for higher-end homes. Among the 104 pool homes, I compared them to 284 similar non-pool homes (larger, newer, in upscale areas). Non-pool homes sold for $199 per square foot, while pool homes commanded $264 per square foot.
