If you’ve been watching the news lately, you’ve probably seen headlines saying that home sales across the United States just posted one of their biggest declines in years.

The Wall Street Journal reported the biggest monthly decline in nearly four years.
AP News said sales fell sharply even while mortgage rates eased.
Reuters noted existing home sales dropped to a more than two-year low.

That sounds dramatic.

But what does it actually mean for buyers and sellers here in Minnesota and Western Wisconsin?

Let’s break it down.


📉 Why National Home Sales Are Falling

One explanation mentioned in national reports is weather.

A major winter storm swept across the country in December, and analysts believe that slowed buyer activity heading into January. If that’s true, it doesn’t necessarily signal long-term weakness — it could simply mean buyers postponed their search.

If weather was even partially responsible, we should expect some bounce-back activity in the months that follow.

Here in Minnesota, of course, winter slowdowns are nothing new. Seasonal shifts happen every year, and local buyers tend to plan around them.


📊 The Bigger Picture: Home Sales Have Been Declining Since Rates Rose

Reuters reported that existing home sales dropped 8.4% year-over-year, with roughly 3.9 million total home sales nationally over the past 12 months.

That number may sound alarming at first — but it actually isn’t surprising.

For perspective:

• The U.S. housing market peaked around 6.5 million annual sales
• Over the past couple years, we’ve gradually moved closer to 4 million annual sales

This shift started when mortgage rates rose sharply in 2023.

In other words, this isn’t a sudden crash.

It’s part of a trend we’ve already been living through.


🧭 Are We Near the Bottom of the Housing Market?

There will always be some level of housing movement in the U.S.

People:

• get married
• have children
• relocate for jobs
• downsize
• experience life changes

The real question is not whether homes will sell — it’s what the long-term baseline level of sales actually is.

For years, analysts assumed about 4 million annual sales was the natural floor.

Now that we’re hovering around that level, it may take another year or more to determine whether that truly is the bottom.


👶 The First-Time Buyer Challenge (The Real Issue to Watch)

One statistic that does matter is the share of first-time homebuyers.

Historically:

🏡 About 40% of home purchases came from first-time buyers

Last year:

📉 That number dropped to about 31%

At the same time, the average first-time buyer age has climbed significantly — now much closer to 40 than 30.

This tells us something important.

Home affordability and access to down payment funds are making it harder for younger buyers to enter the market.

This is one of the most important trends to watch moving forward.


💰 Do Home Prices Need to Fall?

Not necessarily.

Many buyers assume prices must drop for affordability to improve.

But another possibility is price flattening.

If prices level off for a few years while incomes gradually rise, affordability can improve without a major market correction.

That scenario is actually very common in real estate cycles.


📍 What This Means for the Minnesota & Western Wisconsin Market

When I read national housing headlines, I always focus on the full context.

Because real estate is local.

Here in the Twin Cities region:

✔ Seasonal winter slowdowns are normal
✔ Sales volume has already been adjusting since rate increases
✔ Buyer demand still exists — but affordability matters
✔ First-time buyer access will be a key factor to watch

National headlines often focus on one statistic at a time.

But successful buying or selling decisions come from understanding how multiple factors interact locally.
